Where is Silver Star Located?   Silver Star is located between the Park City Mountain Resort and the Park City Municipal Golf Course on Three Kings Drive, in Park City, Utah.

How Many Condos are There in the Silver Star Development?   There are a total of 98 residences: 34 townhomes, 42 village lofts and 22 cottages.

Is Silver Star Ski-In/Ski-Out?   Yes, Silver Star qualifies as pure ski-in/ski-out. Ski accessibility is excellent throughout the development. Individual condos vary regarding the degree of ski accessibility.

Can You Tell Me about the Silver Star Chairlift?   The Silver Star chairlift is owned and operated by the Park City Mountain Resort and seamlessly integrates into the Park City Mountain Resort operations and infrastructure. The lift is a fixed grip triple chair and will deposit skiers adjacent to the Temptation and Spiro ski runs and skiers can then ski down to the King Con chairlift.

What Ski Runs Come into the Silver Star Development? Who is Responsible for Maintaining Them?   There are two ski runs, Last Temptation and Spiro, that come into the development and they are maintained by the Park City Mountain Resort, complete with snow making and grooming capabilities.

Are there Other Common Area Amenities?   There is a pool, hot tub, cardio room, café/restaurant and a ski/sports shop. Several excellent trails (public access), heated ski lockers located in the plaza area, dedicated heated underground parking and a sports locker for townhome and village loft owners. Resorts West, a property management company, and the HOA, is onsite and offers free shuttle service. The development is also located on the free bus route.

Who are the Commercial Tenants?   Located at the base of Park City Mountain Resort, within the Silver Star Village, Silver Star Ski & Sport offers a full line of high-performance rental and demo skis, as well as snowboards, suitable for all ages. In the warmer months bikes and stand-up paddle boards are available. The Silver Star Café serves a wide selection of foo throughout the day. The Sundance Film Festival administrative office is also located in the village, along with the Park City Foundation.

Where Does the Bus Stop? How Long Does it Take to Get to Main Street?   The bus stops right in front of the development on Three Kings Drive. There is a bus stop area in front of the Spiro Building, which is central to the project. The bus time to Main Street is approximately ten minutes, or a whole lot less than it would take to find a parking space on a busy Saturday night.

How Much are the Property Taxes?   The property taxes are assessed by the State of Utah and Summit County and are generally 1% of the assessed value annually. Primary residents receive a 45% credit and pay about 0.55% annually.

Are Pets Allowed?   Common pets are allowed. Owners must be responsible and the HOA may remove, or cause to be removed, any pet that they feel, in their sole discretion, to be a nuisance to the development.

What are the Homeowners Association Fees? What do They Include?   The 2012 townhomes and village lofts are roughly $4.85 per square foot, which totals an annual amount – the HOA dues are billed quarterly. Cottages are approximately $4.18 per square foot, which again, total an annual amount, and are billed quarterly. The fees include, water, sewer, basic cable, internet, waste disposal, shuttle service and the common area amenities.
